# EICR testing — JD Electricals

An EICR records the condition of a property's fixed electrical installation after inspection and testing, along with any problems found and what is recommended next.

## What an EICR costs

The price depends on the size of the property, the number of circuits and how easy the installation is to reach. Send the property details and you get a fixed price before anything is booked.

## When an EICR is worth having

The reason for booking decides the right scope, so it helps to say upfront.
- **Landlords:** A valid report is required at least every five years and at the start of a new tenancy. It gives you a dated record of the installation and anything it recommends.
- **Buyers and homeowners:** Useful before a purchase, a renovation or a planned upgrade, because it tells you what is sound and what will need spending on.
- **Older property:** Where wiring has been added to over decades rather than installed in one go, a report is usually the cheapest way to find out where you stand.

## What is covered

An EICR inspects and tests the fixed installation. It is a report, not a repair job.

### Included
- Visual inspection of the consumer unit, accessible wiring, sockets and switches
- Testing of the circuits, earthing and bonding
- Coded observations explaining what each finding means
- A written report you keep, with a clear pass or fail

### Not included
- Repairs to anything the report finds — these are quoted separately
- Appliances and anything that plugs in, which is PAT testing
- Taking up fixed floors or removing decorations to reach hidden wiring

## What happens on the day

A standard domestic report takes a few hours and the power goes off for part of it.
1. **Before:** Say roughly how many bedrooms and circuits, and whether there is more than one consumer unit, so the price is right first time.
2. **During:** Circuits are tested one at a time, so power comes and goes. It helps to know if anything must stay running.
3. **After:** You get the report with each finding explained in plain English, not just a code.

## What you end up with

A clear position on the installation and a decision you can actually make.
- **A written report:** Dated, with the observations coded and explained, ready to give a letting agent, a buyer or a solicitor.
- **A separate price for any remedies:** Anything that needs doing is priced on its own, so an inspection never turns into an open-ended bill.

## Common questions

The things people ask before booking.

### How often does a rented property need one?

At least every five years in England, and at the start of a new tenancy. If the report fails, the required work must be done within 28 days or sooner if it says so.

### What happens if it fails?

A fail means at least one C1 or C2 observation. We explain exactly what it is, quote the remedial work separately, and re-issue the report once it is put right.

### Do I need one to sell my house?

Not legally, but buyers and their solicitors increasingly ask. Having one avoids a late renegotiation over electrics.
