Yes. Most mains voltage fans with overrun timers require a three pole isolator switch so the permanent live, switched live and neutral can be safely disconnected for maintenance without cutting power to the whole lighting circuit.

Timing depends on access, ducting and the existing wiring. A like-for-like replacement on a suitable existing route is usually simpler than adding a new opening, duct or circuit.
