Private rental properties in England must undergo an electrical inspection at least every five years or at each change of tenancy if recommended on the previous report. The certificate specifies the validity period and when the next check is due.
How long does an EICR visit take?
A domestic inspection usually takes between two to four hours depending on the number of circuits, access to fittings and the size of the installation. Power is isolated temporarily during testing.
What happens if an electrical circuit fails the test?
If an issue is found, it is recorded on the report with a classification code. We discuss the findings before leaving the property and provide an itemised quotation for the required remedial work so you can decide how to proceed.
Will the electricity be turned off during the inspection?
Yes. Testing requires periods of isolated power to conduct dead resistance tests safely at the consumer unit. We turn circuits back on whenever possible as testing progresses to minimise disruption.
